The project will involve a conversion of an existing 3 storey office block into a 6 storey residential apartment block. The re-development will create 18 apartments in total, which will include 14 one bed and 4 two beds. All apartments enjoy a private outdoor space in the form of a balcony or ground terrace.

In order to achieve a successful outcome we had to submit two planning applications. The first application was to change the use from office to residential under the guise of ‘Permitted Development’, once we had approval on that we quickly lodged a second application to extend the approved scheme, adding extra elevations for additional apartments as well as providing extra communal amenity space around the site.

The site on Collingdon Street on the outskirts of Luton town centre is the current head office for Gilmartins, a contractor and interior fit-out company. The location is within walking distance of town centre amenities and transport connections to London.
